Winter Reminders
-
If
you have not done so, winterize your outside faucet (shut off the
inside valve and then open the outside valve; install electrical
heating tape to any portion of plumbing which cannot be drained and
extends past the inside valve). The faucet is considered to be personal
property and the Association is not responsible for fixing it or any
damage that occurs if it freezes, cracks, etc.

You
must maintain heat in your unit to a minimum
of about 55 degrees. You will be held
responsible for damages to common property
and to other units if your heat is shut off
for any reason and pipes freeze as a result.

In
extremely cold weather, it may be advisable
to leave any faucet that is fed by a pipe in an
exterior wall running at a slow trickle.
Obviously, you should turn it off after the
danger of a freeze-up occurs.

Make
sure you know where your unit's shutoff
valve is located. Ask us if you are unsure
of its location.

Please
use caution when walking around on snow and
ice. We do our best in regard to winter
cleanups...but we cannot possibly be held
responsible for every slippery surface.

If
your walkway or parking area has not been
cleared within a reasonable time after a
snowfall, call the office...and do not
undertake the job yourself. We cannot be
held responsible if you injure
yourself. Also, do not exhaust
yourself when shoveling snow that is outside
of our responsibility (off of your car,
patio, etc).

Please
let the management office know if your
gutters are frozen solid. Water backing up
in gutters can damage your roof &/or
precipitate a leak.

Drive
carefully! Be on the lookout for "black
ice" and other slippery driving
conditions as well as areas where the view
is restricted by snow piles, etc.

Let
the office know if you see anyone removing
markers we may place to let the plow men
know the location of curbs, etc.
-
If
unforeseen snow accumulation blocks your own
reserved parking space, take advantage of
any unnumbered space. Please do NOT use
someone else's reserved parking spot.

It
is our policy to limit the use of ice-melting chemicals and salt to
help preserve our concrete and asphalt areas and your vehicles.
However, we "walk a thin line" in this regard and some must be used in
the interest of safety. Unfortunately, if you sweep it off of your
walks so that you will not track it into your unit, we understand...but
you risk the chance of dangerous ice forming on the walk. Because
we must use some salt, please be sure to wash your vehicles in the
spring (including the wheel wells and vehicle underside) to remove any
residue of these chemicals.
